WSU housing project on Jensen-Byrd site could be delayed a year

Posted by in General

If developers can’t build the new housing structure before Fall 2013, it will be held off another year. WSU has plans to replace the former Jenson building with an apartment structure for students. The project will cost $25 million to complete. There are too many unknowns in the permit areas of construction to move forward just yet with demolition.

Development companies that have started the permitting process to raze the former Jensen-Byrd building on Washington State University Spokane’s River-point Campus and replace it with an apartment structure are close to pushing the construction timeline back a year, says an executive involved in the project.

Scott Duckett, vice president of Austin-based Campus Advantage, a private developer of campus housing involved in the $25 million project, says that if the developers can’t complete the project before the school year starts in the fall of 2013, they’ll reschedule it to open in the fall of 2014.

“The timeline is still in the air because of certain unknowns in the permitting process,” Duckett says. “We’re kind of on the cusp.”

Meantime, the purchase agreement hasn’t closed on the property at 131 E. Main, which WSU agreed to sell in December for $2.9 million. Barb Chamberlain, a spokeswoman with WSU Spokane, says the university is in its due-diligence period concerning the sale of the Jensen-Byrd site to Campus Advantage, and the sale isn’t contingent on the permitting process.

Campus Advantage and an affiliate, SH Acquisition LLC, of Santa Fe, N.M., have submitted an environmental application to proceed with the project…Continue Reading

From outhouses to outer space, Huntsville’s evolution unique among Alabama cities

Posted by in General

Huntsville went from a small town to a big city overnight. Von Braun brought fortune his way when he and other scientists launched rockets from Huntsville. The city went from a population of 16,437 to 72,365 in 1960. Not only did the population increase but before the influx, 32 percent of the residents lacked a bath tub or shower.

How far has Huntsville come since the end of World War II?

The 1950 Census offers some clues. When Dr. Wernher von Braun and his team of German scientists arrived that April from Fort Bliss, Texas, Huntsville had just 16,437 residents – slightly more than present-day Athens.

Looking around, few would have guessed that Huntsville had the potential to become the Rocket City. Nearly 32 percent of 1950 Census respondents said their home lacked a bathtub or shower; 3 percent had no running water. More than 900 families still were using outhouses.

But the missile research buildup that followed von Braun changed Huntsville’s fortune almost immediately. The population more than quadrupled during the 1950s and stood at 72,365 for the 1960 Census…Continue Reading

“Normal’ adjusts in bankruptcy filings here

Posted by in General

Not many people who go through bankruptcy, except for maybe the attorney, would say there is anything good about it.  But good bankruptcy news is coming out of Western New York.  Less people are filing.

New bankruptcy cases in Western New York continued to fall in February at a much more moderate pace than last year, as the level of filings approaches what may be a “new normal” in a continuing bad economy.

Applications for bankruptcy protection last month fell by 5 percent, to 534 cases, in the 17-county region that includes both Buffalo and Rochester. That’s according to new figures from the U.S. Bankruptcy Court for the Western District of New York.

More specifically, the court in Buffalo reported 351 cases, down by 4 percent from 364 a year ago, while the Rochester court recorded 183 cases, down by 7 percent from 197 a year ago. That’s the second-lowest pace in at least 10 years.

For the two months so far this year, overall filings are down by 4 percent, to 959, including a 3 percent drop in Buffalo, to 624, and a 4 percent drop in Rochester, to 335.

By contrast, the pace of new filings last year fell by 20 percent in almost every month of the year, as far fewer consumers sought protection from bankruptcy…Continue Reading

Preparing for marriage while planning a wedding

Posted by in General

An LDS wedding planner gives advice to couples planning a wedding. She points out that planning a wedding will probably be the first big scale project that the engaged couple takes on together. Throughout this process the couple must learn to listen, compromise, and communicate. The better the planning goes the better success the marriage will have due to focusing on these more important aspects of wedding planning.

The most popular engagement month is December, and the most popular wedding month is June, according to the 2010 Real Weddings Survey. So even though not a lot of people may be tying the knot right now, more wedding planning takes place this time of year than at any other.

But as engaged couples get to know their future in-laws, pick reception colors, select their wedding wardrobes and sample cake, more is going on — at least there should be, according to some who know wedding planning best.

Planning for a wedding is often the first major project that a couple takes on together, and the patterns established throughout the process will continue into the marriage.

“There are so many things that you have to address when you’re planning a wedding that are similar to things that you’re going to address throughout your marriage,” said Ann Peterson, author of “Your LDS Wedding Planner.” “If you can find a way of dealing with them in your wedding planning, how much better off will your marriage be?”…Continue Reading

Realtor Steers to Success by Selling Lakefront Property

Posted by in General

Real estate agent Scott Freerksen focus is narrow but it pays to be specialized.  He wants to be the guy that comes to mind when clients want a lakefront property.  He has placed all his eggs in one lakefront basket and for him the risk is paying off.

When the location scouts for the movie “Shutter Island” needed to find an isolated lake setting, they didn’t have to look far. They just called “The Lake Guy,” aka Realtor Scott Freerksen.

They told him they wanted a place with shallow water and no modern houses in the background. Armed with an intimate knowledge of the region’s lakes, Freerksen quickly steered them toward Borderland State Park.

The call was a validation that Freerksen had accomplished at least some of what he set out to do.

Early on in his real estate career, Freerksen decided to specialize in selling direct lakefront property. In order to do that well, he also decided to become one of the region’s foremost experts on those properties.

When he started in 2003, he thought the lakes would be just a part of his business, but he soon realized that it could be his entire focus…Continue Reading
